DESCRIPTION: This position is responsible for performing skilled duties in the maintenance of university property including buildings, other facilities, vehicles, and grounds. The position can be either a Generalist or a Specialist (vehicle, painting, electrical, plumbing, preventive or service maintenance, or special projects). An incumbent in this position may be designated “Senior Skilled Maintenance Worker.”

MAJOR DUTIES:

• Monitors, maintains and repairs heating and cooling systems. (Generalist and HVAC Specialist)

• Installs and repairs electrical and mechanical door locks; programs door schedules and access cards. (Generalist and Electrical Specialist)

• Makes plumbing installations and repairs. (Generalist and Plumbing Specialist)

• Locates underground utilities as needed. 

• Completes carpentry construction and repair projects. (Generalist and Carpentry Specialist)

• Hangs sheetrock; paints interior and exterior surfaces. (Generalist and Painting Specialist)

• Repairs and/or changes out appliances as needed. (Generalist and Service Specialist)

• Maintains and repairs university vehicles and equipment. (Generalist and Vehicle Specialist)

• Installs, maintains and repairs electrical systems. (Generalist and Electrical Specialist)

• Reviews and inspects the work of contractors. 

• Performs related duties. 

• Adequate oral and written communication. 

• Knowledge of best practice and safety procedures.

SUPERVISORY CONTROLS: The supervisor assigns work in terms of very general instructions. The supervisor spot-checks completed work for compliance with procedures and the nature and propriety of the final results.

PHYSICAL DEMANDS/ WORK ENVIRONMENT:

• The work is typically performed while intermittently sitting, standing, stooping, walking, bending or crouching. The employee frequently lifts light and heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, distinguishes between shades of color, and utilizes the sense of smell.

• The work is typically performed in an office, stockroom, warehouse and outdoors, occasionally in cold or inclement weather. The employee may be exposed to noise, dust, dirt, grease, machinery with moving parts, contagious or infectious diseases, or irritating chemicals. Work requires the use of protective devices such as masks, goggles, gloves, etc.

SUPERVISORY AND MANAGEMENT RESPONSIBILITY: None.

MINIMUM QUALIFICATIONS:

• Ability to read, write and perform basic mathematical calculations.

• Experience sufficient to thoroughly understand the work of subordinate positions to be able to answer questions and resolve problems, usually associated with a recommended three years experience or service.

• Knowledge of facilities maintenance principles and practices.

• Knowledge of HVAC, plumbing, mechanical, and electrical system installation, repair and maintenance principles.

• Knowledge of carpentry repair and construction principles.

• Knowledge of vehicle and equipment maintenance principles.

• Skill in the safe and efficient operation of a variety of hand and power tools.

• Skill in decision making and problem solving.

• Skill in interpersonal relations and in dealing with the public.

• Skill in oral and written communication.
